Inspecting Moisture Issues in a Windsor, VA Crawl Space

A homeowner in Windsor, Virginia called us at The Drying Company to discuss possible moisture issues within their crawl space. We sent out one of our professional Home Performance Advisors to evaluate their crawl space and write up solutions to any issues found within.

Upon inspection, we noticed that the 6-mil vapor barrier covering the dirt crawl space floor had many gaps in it, exposing the dirt floor and allowing the earth’s moisture to rise into the crawl space, raising the relative humidity. There were also many gaps where the liner met the piers and foundation walls, allowing for more moisture to affect the crawl space.

The next thing we noticed was that the brick foundation walls were completely uninsulated. Even though the crawl space vents were sealed off, moisture was still finding its way into the crawl space. Outside moisture was seeping through these porous brick walls, which was raising the relative humidity.

As a result of the moisture infiltration, the fiberglass insulation was damp and beginning to sag out of place in the floor joists. The fiberglass batts absorb moisture like a sponge and begin to sag under the weight. Eventually, it can fall out of place in large chunks, leaving the subfloor exposed and uninsulated.

We reviewed our findings and photos with the homeowner and discussed their goals for the project. We then proposed several ideas to the homeowner to address their concerns about the moisture in their crawl space and prevent the damage from escalating further.

The first thing we would want to do would be to clear the crawl space of all debris, the existing 6-mil vapor barrier, and the existing fiberglass insulation batts. Once everything is cleared, we would want to install a 10-mil CleanSpace Light vapor barrier over the dirt crawl space floor. The liner will help to prevent the moisture that is rising out of the earth from entering the crawl space and raising the relative humidity. It also has an antimicrobial built into the material that will prevent mold growth on the barrier itself. We would wrap the liner around all piers and mechanically fasten it to the foundation wall six to eight inches above outside grade, sealing it with a special vinyl tape.

The next thing would be to add an R-10 value of closed-cell spray foam to the foundation walls to prevent outside air and moisture from seeping through the porous brick walls. Cutting off the crawl space from outside conditions will later help us control the relative humidity and environment.

The last thing we would advise adding would be a SaniDry Sedona dehumidifier. This efficient and powerful dehumidifier helps regulate the relative humidity and circulate dry air around the crawl space. This gives the homeowner better control of the environment underneath their home and assists in preventing any more moisture issues or mold growth.

This solution will not only address their concerns about moisture and the damage it is causing in their crawl space, but they may also have the added benefit of lower energy bills and better air indoor air quality.
