Controlling Moisture in a Chesapeake, VA Crawl Space

This Chesapeake, VA homeowner reached out to us when they noticed that they had moisture problems in their crawl space.

At the inspection, we found that the vapor barrier was almost nonexistent. In the places where there was a barrier, it was wadded up leaving the majority of the ground uncovered and allowing water vapor to rise into the crawl space. Open vents allow hot humid air from outside to flood into the crawl space raising the relative humidity inside the crawl space. At 60% relative humidity the potential for mold growth occurs. Mold grows on organic materials such as the floor joists and paper backing of insulation. The air in your crawl space is pulled up into your home via the stack effect and negatively impacts the indoor air quality.

The moisture is absorbed by the wood joists and the fiberglass insulation. When wet, fiberglass insulation loses its R-value. The material is also damaged and begins to separate from itself. The more moisture it absorbs, the heavier it becomes causing it to sag and fall away from the floor joists. Saturated fiberglass holds water against the wood joists as well. At 19% wood moisture content, wood rot begins, which can cause even more serious damage to the home.

The homeowners wanted to treat the mold, replace the vapor barrier, control the moisture, and prevent the mold from coming back, so they would not have to do this project again.

 

For this homeowner, we recommended removing the existing vapor barrier and insulation along with any debris in the crawl space. Then treat the mold and mildew growth with an antimicrobial solution.

Next, we recommend covering the ground with a heavy-duty vapor barrier, CleanSpace, sealing the crawl space off from the earth’s moisture. We would also want to air seal the crawl space to prevent hot humid air from continuing to flood in. This is achieved by sealing all vents, the sill plate, the rim & band, and any penetrations through the foundation walls to the outside.

Then we suggest the homeowner insulate the crawl space walls with either Foamboard insulation or Closed-Cell Spray Foam. This reduces the transfer of heat through the block walls and extends the thermal barrier of the home to the floor of the crawl space, making the environment easier to control. The final piece is a dehumidifier. Without a dehumidifier, we cannot control the relative humidity leaving the opportunity for mold growth to reoccur.

With this solution to fix their crawl space, they will be able to control the humidity and moisture in their crawl space, resulting in better indoor air quality and the peace of mind that their home is protected.
