Wet Foundation Walls
Moisture seeps through porous foundation walls and into the crawl space raising the relative humidity in the space.
Exposed Dirt
The vapor barrier is torn, displaced, and missing in places. This allows moisture from the earth to rise up into the crawl space contributing to the damp environment.
Falling Insulation
Fiberglass insulation absorbs this moisture and becomes heavy causing it to sag away from the floors.
Mold and Mildew Growth
High relative humidity and warm temperatures have resulted in mold and mildew growth on the floor joists of this crawl space.
Air Sealing the Crawl Space
The crawl space is air sealed at all penetrations to the outside, the sill plate, rim band, and crawl space door. This is the Friction Fit door, a custom made door to insulate and air seal behind the exterior crawl space door.
Sealing Off The Earth's Moisture
A CleanSpace 20-mil vapor barrier is rolled out, it covers the ground, is sealed at all seams, sealed and wrapped around all piers, and mechanically fastened and sealed to the foundation walls protecting the crawl space from the earth's moisture.
Insulating The Crawl Space
Closed Cell Spray Foam Insulation is applied to the crawl space walls at an R-10. A 2-inch viewing strip is left at the top of the foundation wall for termite inspectors to do their inspections.
