Sealed Crawl Space
The crawl space had been sealed by another company that installed a liner, insulation on the walls, and blocked the vents. However, the system was not preventing water from pooling on top of the liner. To address the water and moisture problems in the crawl space, we installed a drainage system and sump pump beneath the liner, sealed the liner back and made any repairs needed, used spray foam to seal the rim and band, and installed a dehumidifier.
Puddling in the Crawl Space
Excess groundwater or water infiltration must be mitigated before installing a vapor barrier, otherwise, the water will work its way through the system and sit on top of the liner. Crawl Space vapor barriers are only effective against vapor, they do not keep out bulk water. The water works its way through the tape and sits on the liner, with nowhere to drain.
Stagnant water
The Stagnant water slowly evaporates, rising into the crawl space and is absorbed by the wood substructure. With no dehumidifier in the space, the humidity rises and can allow mold and mildew growth. If untreated for too long, the excess moisture can even lead to wood rot.
