Crawl Space Repair Photo Album: Midlothian Crawl Space Encapsulation

This Midlothian, VA crawl space was encapsulated at construction. However, this encapsulation did not deliver the results the homeowner was looking for. They began to notice a cat urine or ammonia-like odor in the home, the crawl space was also not as airtight as the homeowner would have liked.  The initial encapsulation included R-11 vinyl faced fiberglass batts attached to the walls and a 6 mil vapor barrier on the floor of the crawl space. The odor, the homeowner noticed was a result of moisture penetrating the porous crawl space walls and saturating the fiberglass insulation.  To remedy this, we installed R-10 Foamax rigid board insulation, 20 mil Clean Space Vapor Barrier, sealed the sill plate and rim & band with spray foam insulation and installed a SaniDry Sedona dehumidifier. This solution will help prevent moisture from entering the crawl space and will control the relative humidity in the crawl space.
