Sheetrock Removal
The lower portions of the Sheetrock have been removed because they have been damaged by water infiltration. Removing the sheetrock also allows us access to install the WaterGuard Drainage System as well as a 20-mil CleanSpace vapor barrier. The heavy-duty vapor barrier will help protect the basement from future outside moisture infiltration. It is mechanically fastened to the interior walls six to eight inches above outside grade, giving more protection to the basement.
Basement Trench
With access to the wall, a trench is created on the perimeter of the basement floor, with the concrete slab and subsoil excavated. The trench is created for the installation of Water Guard XL drainage system, which is designed to direct any water collected to the sump pump. It is covered with gravel and a replacement concrete slab. Unlike conventional French drains that are installed outside the foundation or alongside the footing, WaterGuard Drainage System is installed inside the basement and will not clog with silt or plant roots. It will capture any wall or floor seepage before it reaches the basement floor and damages the homeowner's belongings.
Water Guard XL
The Water Guard XL drainage line has been installed and will divert any water collected directly to the sump pump, where it will then be directed out of the home to a designated area on the property chosen by the homeowner. The drain line will be covered with concrete, leaving only the top edge of the wall flange visible and allowing the homeowner to finish the basement over the system.
Trench Drain
A trench drain has been placed in front of this outside door, to catch any water leakage through the cracks of the door frame. The drain is connected to the Water Guard XL drain line, directing any infiltrated water to the sum pump. The trench drain is designed to collect bulk water before it damages the home and can be easily accessed to clean out any debris carried in from outside.
CleanSpace Vapor Barrier
The CleanSpace vapor barrier is installed six to eight inches above outside grade and protecting the basement from outside moisture seepage. Any water that finds its way through the block walls will be guided down the CleanSpace and into the Water Guard XL drain line. The Water Guard is hidden beneath the fresh layer of concrete around the perimeter of the basement and will direct all water flow to the sump pump.
Sump Pump
This is the Triple Safe sump pump, which contains a 1/3 HP Zoeller pump, a ½ HP Zoeller pump, and one back up UltraSump within the basin. The sump discharge line is connected to an existing downspout extension, directing all water flow to a predetermined location by the homeowner. If there is a circuit trip, a power outage, or sump pump failure, the black box battery backup system will kick on, giving the homeowner peace of mind during major storms.
