Microbial Growth
The black specks on the floor joists are mold and mildew growth. This is a result of high relative humidity and warm temperatures in the crawl space.
Fiberglass Insulation
The fiberglass batts in a damp crawl space absorb the moisture in the air, becoming heavier and falling away from the floors. The paper backing on the insulation is "mold candy" mold and mildew love growing on paper.
Vapor Barrier
CleanSpace Vapor Barrier is installed sealing the crawl space off from the earth's moisture. It is overlapped and sealed at all seams, wrapped and sealed around all piers, and attached to the foundation walls.
Foam Board Insulation
Foam Board Insulation is mechanically attached to the foundation walls leaving a viewing strop at the top of the block wall and all seams are sealed.
Moisture Infiltration
Moisture enters the crawl space through open vents, it can seep through foundation walls and rise up from the earth raising the relative humidity in the crawl space. This eventually results in high humidity and condensation on cooler surfaces such as ductwork.
