Moisture Damage
Microbial growth on the floor joists and falling, deteriorating insulation are a result of moisture infiltration in the crawl space. The poor insulation and open vents are allowing the homeowner to feel drafts and cold floors above.
Crawl Space Debris
This crawl space is littered with debris. Brick, rock, wood, and insulation are scattered across the floor of the crawl space and need to be removed before work can begin.
Debris Removal
Our crew has removed any debris on the crawl space floor that could compromise the encapsulation system. We don't want to leave any rocks or debris behind that could puncture the vapor barrier.
Crawl Space Vapor Barrier
The 10-mil CleanSpace vapor barrier is rolled out and lines the crawl space floor. It is wrapped and sealed around piers, attached to the foundation walls, and sealed at all seams. This vapor barrier is more durable than a traditional 6-mil and can withstand service persons crawling on it without tearing. It also doesn't need to be held in place with the "U" shaped stakes typically used on 6-mil barriers. Because CleanSpace is sealed at seams and edges, it seals the crawl space from the earth's moisture.
Air Sealing the Crawl Space
All of the Crawl Space vents, the sill plate, any penetrations through the foundation to the outside, and the rim band are sealed to stop outside air carrying moisture from entering the space. This will help reduce the cold air flooding during the winter months and the drafts the homeowner is experiencing. Closed-cell spray foam insulation is applied to the foundation walls, which will extend the thermal boundary of the home helping to keep floors warmer and can even result in energy savings.
